Ground Floor:
When entering the front door, one finds themselves in the entrance hall, with a door on the left hand side going into a well-presented downstairs cloakroom. The entrance hall leads into the living room, where there are stairs to the first floor. The spacious living room is of a very good size, and boasts a large window to make the room feels both bright and airy. Towards the rear of the ground floor is the dining area, boasting sliding doors out onto the garden, as well as the fitted kitchen with ample storage at both eye and waist level. There is also the benefit of a large ground floor side extension (constructed in 2011), which provides a fantastic study or additional reception room, as well as a hallway for storage purposes.

First Floor:
The landing provides access into the three bedrooms the property offers, as well as the family bathroom. Bedroom's one and two both benefit from built-in wardrobes and are of good sizes. And lastly the family bathroom provides wash basin, W/C, and a bath with overhead shower.

To the front of the property there is a pretty front garden. And at the rear there is arguably one of the best features of the property which is the rear garden, benefitting from being of a fair size and from a south/south east facing direction. Additionally there is a single garage, which has been partially converted to create both an area of storage, as well as an extra room ideal for a home gym or snug, and driveway parking for three vehicles.

Agents Notes:
This property is situated in a quiet cul-de-sac near the centre of the village and has also benefits from gas central heating, as well as double glazed windows throughout. In our opinion, the property would make the ideal first time purchase and family home due to the attractive side extension the property boasts to create a large office/ study.

The Location:
Chinnor and its surrounding hamlets are part of the ancient chain of villages following the spring line at the foot of the Chiltern escarpment.

With a population of around 7000, the village offers good local shopping facilities, including a supermarket, village store, Post Office, bakery, butchers and a pharmacy. There are also doctors & dentists, hairdressers, sports fields, play areas for children and a selection of public houses, as well as two Indian restaurants, a Chinese takeaway and Fish & Chip shop. A superb village centre has also been created providing a coffee shop, day care for the elderly, a youth centre and a wide range of services and activities.

The M40 motorway (Junction 6) is only three miles from Chinnor and provides excellent road links to both Oxford (15 miles) and London (30 miles). The Oxford Tube stop is extremely popular with commuters.

Princes Risborough station is only four miles away which operates on the Chiltern Line, providing services to both Birmingham Moor Street and London Marylebone. There is also a regular bus service to Thame, High Wycombe and Oxford.

Chinnor is also served by a nursery two primary schools, Mill Lane Community Primary School and St Andrews Church of England Primary School. Local secondary schools are Lord Williams in Thame (five miles) and Icknield High School in Watlington (six miles).
