    The Property
Surprisingly light and roomy accommodation is arranged over three floors in addition to a cellar. This is used as a utility area and houses the boiler that has been replaced in the last couple of years. Unusually for a property of this type, there is a beautifully tended and remarkably private part-walled garden to the rear. Alongside this, a substantial gravel area provides parking for several vehicles and is approached via a pair of wrought iron gates. At the centre of the house is a large hall beyond which the main reception room features shuttered windows to either side of the original front door and exposed beams that are found elsewhere throughout the property. A pair of fireplaces (one with wood burner) makes this room particularly well-suited to having distinct sitting and dining areas, whist the adjacent snug has a more intimate feel. Beneath the apartment are two offices and a light garden room with French windows. The kitchen is appointed with modern range of matching floor and wall cabinets with provision for a range cooker and has a step up to a breakfast area. The first floor accommodation radiates off an elegantly proportioned landing featuring wide floorboards. Of particular note is the master suite. Double sash windows overlooking the garden coupled with a high ceiling and period fireplace create a feeling of restrained elegance in the bedroom. This is complemented by a stone tiled wet room featuring a monsoon style shower head immediately adjacent. The other double bedrooms on this floor are served by a 'Jack and Jill' shower room and a separate family bathroom both fitted in a traditional style with gleaming white sanitary ware. The top floor feels altogether more cottagey with exposed beams and pretty dormer windows to the front. The room between the two bedrooms is used as an open plan lounge. It is difficult to believe how centrally positioned the property is when enjoying the tranquillity of the garden. At its centre is a well-tended lawn surrounded by mature planting that contributes to the feeling of privacy. A pond and raised patio add interest. There is also a 'gardener's loo' to the side of the house. SITUATION Located in Berkshire until the county border alterations of 1974, Faringdon (meaning fern covered hill) is a charming town with a weekly market granted in 1218 and became the first Fairtrade Town in the South East of England in 2004. Strategically important during the civil war because of its commanding position in relation to Radcot Bridge, the town still bears the scars of the strife- the bell tower of All Saints being reduced in height in 1645 following cannon ball damage! It is one of several places of worship encompassing numerous denominations. The town has a good balance of large supermarkets and independent retailers as well as several thriving local societies, lending library and even a cinema. Just up the road is the multiple award winning Restaurant 56 - home of one of BBC 2's Masterchef finalists. The well-known 140 ft high Faringdon Folly lies to the east of the town and was constructed for the eccentric Lord Berners in the mid '30s. The local sports centre features an air-conditioned gymnasium, swimming pool and spa as well as squash courts. The nearby A420 links the town to the dreaming spires of Oxford and the retail and commercial centre of Swindon. Nearest mainline services to London Paddington from Swindon (c 13 miles; journey time to London 62 minutes) and Didcot Parkway (c 20 miles journey time c 44 minutes).
