West Oxfordshire Property Pulse – October 2026

If you are planning a move this November, October’s figures offer an important reminder: your postcode matters more than a headline about the whole market.

Across OX18, OX28 and OX29, our October Rightmove reporting block recorded 111 sales agreed and 146 new instructions. Sales were down 9% from September, while new listings were unchanged. Against our March to September average of 136 sales and 172 new instructions, activity was lower on both measures.

Witney moves against the wider trend

OX28 was the standout, recording 57 sales agreed, up from 45 in September, while new instructions fell from 53 to 44. It accounted for just over half of all sales in our October sample.

OX18 recorded 28 sales against 50 new instructions, while OX29 saw 26 against 52. Both recorded fewer sales than September, making the contrast with OX28 particularly striking.

These are separate groups of properties, so comparing sales with new listings does not tell us what percentage of newly marketed homes sold. It does show how differently activity developed across our local areas.

Three bedroom homes need a fresh look

Three bedroom properties remained the largest sales category, with 39 agreements, but that was down from 49 in September. Meanwhile, new instructions increased from 43 to 49.

Two bedroom sales edged up from 29 to 31, against 44 new listings. Four bedroom sales held at 23, while new instructions fell from 39 to 33. The message for sellers is to compare your home with its closest competitors, rather than assume every family home faces the same conditions.

Houses held steady, flats eased

House sales were almost unchanged, at 86 compared with September’s 87. Flat sales fell from 25 to 18, with 21 new flats listed. Bungalows recorded four sales and nine new instructions, although these small numbers can fluctuate sharply.

The busiest asking price band was £250,000 to below £400,000, with 47 sales agreed. Below £250,000, there were 21 sales and 21 new listings. Between £600,000 and below £1 million, sales fell from 18 to 10, a useful prompt for sellers to review their competition carefully.

Allow time for your next move

Propalt adds useful context. Its latest available monthly figures, for September, report average times to sale agreed of 71 days in OX18, 80 in OX28 and 79 in OX29. These are a separate dataset, rather than October results, but they underline the value of planning ahead.

For November sellers, start with recent comparable sales, strong presentation and a realistic asking price. If you are preparing for a move next year, use this month to get advice and organise photography while your home looks its best.

Landlords considering selling should assess the sale and letting options separately, because these sales figures cannot establish rental demand or returns.
