Rental priorities have changed drastically throughout the Covid-19 pandemic.

With tenants initially leaving major cities for more rural regions, the market has recently seen tenant demand switching back to urban areas.

Different tenants will have different needs, but here are a few of the most common features tenants want in a rental property:

1) Space and light

One of the biggest effects the pandemic had on the property market was the ‘race for space’.

After being trapped inside, many tenants soon found themselves craving bigger homes, and in addition, natural light.

To appeal to tenants, use whites and grey paints to make rooms seem and feel larger than they actually are.


2) Transport links

When looking to invest in a property that you plan on letting out, a key element is transportation links, especially in major cities.

Access to commuter networks can be a key factor for some tenants when finding a rental property.

For properties in city centres, consider access to buses and tubes. Further out, easy access to motorways and train stations can also boost a property’s attractiveness to tenants.


3) High-speed internet

One thing landlords often forget to consider in a property is Wi-Fi.

With the world becoming more digital by the day, many tenants now work from home, especially after the impact of the pandemic.

Research the area you are looking to purchase a property in and explore what the areas internet speeds and signal performance is like.
