Ground Floor:
From the beautiful entrance porch at the front of the property, one then finds themselves in the formal dining room that shows off the true character charm the property offers. Boasting ample space for table and chairs, as well as a brick built open fire, wood flooring and exposed beams. To the right of the dining room, there is then the spacious living room that measures approximately 17ft long, and also boasts an inglenook fireplace with wood burning stove. There is also a characterful brick-built wine rack and storage cupboards. To the back of the ground floor, there is then the well-presented kitchen/ breakfast room that provides a delightful Rayburn cooker, ample storage space at both eye and waist level, as well as lovely tiled flooring. Furthermore, there is a handy utility room that offers space for many appliances, as well as an additional reception room that could be used as either a study, fourth bedroom, or a playroom.

First Floor:
From the landing there are doors leading to all three bedrooms, the family bathroom, and the loft which is accessed via a hatch. All three bedrooms are of a very good size and bedrooms one and three offer the benefit of built in wardrobe space. The family bathroom is well appointed and provides wash basin, W/C, bath and electric shower overhead. Finally, the loft is of a particularly good size and is boarded with a light as well.

Outside:
At the rear of the property, there is a private courtyard that is ideal for outdoor entertaining. Whilst the garden may not overly large, the additional benefit of having two storage cupboards/ outhouses means that there is plenty of room to store bikes and outdoor equipment out of the way. Furthermore, whilst the property does not offer allocated parking, there is plenty of parking available directly to the front of the cottage.

Agents Notes:
This property is spacious characterful and offers well sized accommodation throughout both the ground floor and first floor. In our opinion, this property presents a fantastic opportunity to acquire something unique and truly characterful in a quiet village location. Further benefits include gas central heating and replacement double glazed sash windows.

The Location:
Chinnor and its surrounding hamlets are part of the ancient chain of villages following the spring line at the foot of the Chiltern escarpment.

With a population of around 7000, the village offers good local shopping facilities, including a supermarket, village store, Post Office, bakery, butchers and a pharmacy. There are also doctors & dentists, hairdressers, sports fields, play areas for children and a selection of public houses, as well as two Indian restaurants, a Chinese takeaway and Fish & Chip shop. A superb village centre has also been created providing a coffee shop, day care for the elderly, a youth centre and a wide range of services and activities.

The M40 motorway (Junction 6) is only three miles from Chinnor and provides excellent road links to both Oxford (15 miles) and London (30 miles). The Oxford Tube stop is extremely popular with commuters.

Princes Risborough station is only four miles away which operates on the Chiltern Line, providing services to both Birmingham Moor Street and London Marylebone. There is also a regular bus service to Thame, High Wycombe and Oxford.

Chinnor is also served by two primary schools, Mill Lane Community Primary School and St Andrews Church of England Primary School. Local secondary schools are Lord Williams in Thame (five miles) and Icknield High School in Watlington (six miles).
