Rent Guarantee: Frequently Asked Questions
What is the Parkers’ Rent Guarantee Offering?
It’s a service that helps protect your rental income if tenants fail to pay rent. It also covers the costs of regaining possession of your property, up to the agreed limits.
How long are missed rent payments covered?
We’ll cover 100% of the rent for up to 12 months or until vacant possession is gained, whichever comes first (up to a maximum aggregated amount, including professional costs).
What happens once the property is vacant?
You’ll continue to receive 75% of the rent for up to three months while the property is re-let. This cover stops when new tenants move in.
Are there limits on how much can be claimed?
Yes. The total cover for unpaid rent and professional/legal costs is capped at £50,000 in aggregate.
Do my tenants need references to be eligible?
Yes. You must have satisfactory references in place for all tenants named on the tenancy agreement.
Can I claim if tenants were already in the property before taking out Rent Guarantee?
If tenants were already living in the property, you can’t claim for arrears that start within the first 60 days of your policy commencing.
What’s not covered by Rent Guarantee?
Among other exclusions, you can’t claim for:
- Periods when the property is unfit or unavailable to re-let after possession
- Any rent amounts exceeding your agreed policy limits
- Events or arrears that began before you arranged cover
How many tenants can be included?
There’s no limit on the number of tenants, provided they’re all named on the tenancy agreement and have approved references.
